Brooklyn’s 25 Kent Is A Commercial Magnet For Hip, Entrepreneurial Brands

It’s winter. But Williamsburg, Brooklyn is still sizzling.

The red-hot New York City cultural district is lining up more jobs for the local hipsters, courtesy of 25 Kent, Williamsburg’s newest office and manufacturing building. It’s billed as Brooklyn’s first “ground-up, speculative commercial building” in 40 years.

The latest proof of Williamsburg’s gentrified revival, the imposing glass-and-brick warehouse structure adds an architectural landmark to the neighborhood as well as prominent tenants like Kith, Refinery29’s 29 Rooms, and large-scale markets Schmorgasburg and Brooklyn Flea.

A collaborative design by architect Hollwich Kushner and Gensler, the eight-story, 500,000-square-foot commercial office building was conceived in the same spirit—an innovation hub where entrepreneurs, techs, creatives, designers, producers and manufacturers can inspire one another and prosper together.

Luxury streetwear brand Kith relocates its Manhattan offices and operations to 25 Kent as the anchor tenant, leasing approximately two-thirds of the building’s 87,000 square feet of manufacturing space. While 29 Rooms will offer space for one-of-a-kind cultural experiences and events for creatives (art, dance, music, style, activism, expression).

But 25 Kent’s most palatable tenant is Randolph Beer, known for its house brews and experiential hospitality. The brewer signed a lease for 12,228 square feet of retail and manufacturing space—its largest location to date.

Here, the company plans to increase its manufacturing capacity, launch its first canning operation, and design a panoramic tap room, restaurant space and immersive games. This will be the thriving company’s primary brewing branch.

“When seeking a spot to launch the next chapter of Randolph’s growth, we thought 25 Kent was a perfect fit,” says Dave Plate, CEO of Randolph Beer, which has three other New York City locations. “We are excited to join the building’s diverse and creative waterfront ecosystem, and to build a North Williamsburg flagship right in our own backyard.”

But 25 Kent isn’t your grandfather’s blue-collar manufacturing plant. It’s innovative spaces are designed for new-age work lifestyling, encouraging collaboration and socialization by like-minded entrepreneurs. This includes post 9-to-5—waterfront Happy Hours, brewpub entertainment games, chef-driven clean eats, and a rooftop skyline terrace.

The commercial building’s H-shaped design, ground-floor plaza and public art space welcomes employees, pedestrians and visitors. The stepped brick building boasts floor-to-ceiling windows, 22-foot-high ceilings, natural lighting, three-sided window exposures with Manhattan skyline views, private outdoor balconies, and that anticipated all-access roof deck. The building’s glass reflects the clouds and the Brooklyn and Manhattan skylines.

“At 25 Kent, we want to cultivate an innovative and creative community,” says Jeff Fronek, Rubenstein Partners’ vice president and director of investments. “As an authentic and home-grown brewery, Randolph Beer became an important component of our strategy to provide a dynamic experience at the building.”

Developed as a partnership between Rubenstein Partners and Heritage Equity Partners, 25 Kent is ideally located in a vibrant neighborhood of entrepreneurs and artisans. The building occupies a full block, directly across the street from Bushwick Inlet Park, the city’s future waterfront park, now under construction.
